Scope
of Inspection API property inspection is non-invasive and is a combination
of visual inspection and measurement by tools covering over 400 items. - External areas - retaining walls, apron and drains, roads, driveway, carpark, fencing and gate, footpath,
linkways, shelters, playground, swimming pools, trellis, pergolas, etc
- Building facades - external walls, claddings, glazing, windows, etc.
- Roof - attic, penetrations, vent pipes, gutter, flashings, drain pipes, etc.
- Internal finishes e.g. floors, walls, windows, doors, ceilings, wardrobes, cabinets, fittings and fixtures
- Electrical - switches, power points, lighting points, ELCB, water heaters,
etc)
- Plumbing and sanitary - taps, faucets, sinks and basins, water
closets, floor traps, shower trays and screens, longbaths, mixers, etc
- Air-conditioning
system - fan coils, condensing units, air-con brackets, and
- other mechanical
operating systems of the property.
For internal finishes, where applicable, the
inspection will cover all functional areas of a building including all principal (halls, rooms), circulation (lift lobbies,
staircases, corridors) and service locations (toilets, kitchen, utilities areas, balconies). For more details on
